What is included in a credit report?

Does it include bill payment records? or non-payment of a magazine subscription? Anyone know good strategies to convince a mortgage broker that we qualify, even with our less-than-perfect credit? We%26#039;ve %26#039;behaved%26#039; for a few years, but have a few dents in our past...? anything at all that you know would help :o) Thank you very much!



What is included in a credit report?

It includes all current and past revolving (credit cards) and installment debt (car loan, student loan).It includes lates, when accounts were opened, bankruptcies, deragatory accounts (Charged off).I have never seen a delinquency for a magazine subscription on there. I don%26#039;t think they would go on there. You can%26#039;t really convince a mortgage broker of anything because they are not the judges or make the decision with your credit report. They may be able to %26quot;clean it up%26quot; a little with such things as rapid reporting or can advise you how to improve it.



Your best bet would be to request it yourself from one of the 3 major credit bureaus. You will not get %26quot;dinged%26quot; for requesting it yourself and look it over and then if it%26#039;s not accurate then or has alot of issues then contact the credit bureaus and they should help you on how to improve it. Don%26#039;t go to a credit repair place.

No, it doesn%26#039;t include things like utility bills or magazine subscriptions, or rental history. If you had unpaid bills that went to collections it might.



Mostly a credit report contains facts about various credit accounts you%26#039;ve had, like payment history, credit limits, and your current balances. It may also have records of debts that have gone to collections.



These days, lenders want to know they%26#039;ll be paid back. A good record for a few years is important. Stuff further back can be overlooked and generally doesn%26#039;t hit you too badly, unless there are debts still showing unpaid.



They%26#039;ll want to see you%26#039;ve got some skin in the game, like a downpayment, and that you%26#039;ve got documented income necessary to make payments.



The days of liar loans and no money down are over.

Your credit report is broken into 4 distinct parts. Part 1 is identifying information (name, ssn, addresses past and present, aliases, etc.). Part 2 is your trade lines. Trade lines are any loans or services that report to the credit agencies. Student loans, mortgages, gym memberships, video rental stores all qualify for this. It%26#039;s up to the lender whether they report to the credit agencies or not, and even then maybe to just one, all or a combination. Your best bet is to get copies of your credit report from all three major credit bureaus. This can be done from one location. I hope that answers question one. Part 3 and 4 present information about foreclosures, defaulted loans and also indicate who has recently looked at your credit report (lenders mostly).



If you are looking for a loan, then everything hinges on your FICO score. Most likely you will qualify for a loan but maybe at a higher interest rate than if you had perfect credit. Your credit would have to be pretty bad not to qualify at all.



I would hit up MyFico for copies of your credit reports and all your scores (by the way your credit report and FICO score can and most likely will be different at each credit bureau). MyFico can provide you with a 3 bureau credit report and FICO Scores from all three bureaus as well. It%26#039;s always good to know what your up against.

Some credit cards don%26#039;t even report to the bureaus. You have to look at your report to see, and no, that won%26#039;t hurt your score.
