If I bring my credit report along with my application, are they allowed to check it anyway?

I am looking for an apartment and have applied at several of them. After the 2nd one, it dawned on me that to many inquiries is bad for your credit score, so I figured I%26quot;ll just bring it in to them that way I won%26#039;t have so many hits. Does anybody know what they can and can%26#039;t do. thanx

Some apartment manager%26#039;s might accept your copy of your credit report. Others might insist on performing their own credit check to verify the information. In this day in age everyone is so cautious with fraud that they want to make sure the credit report you came in with is what is really reported and not a %26#039;doctored%26#039; credit report.



That being said when you have several credit inquries for the same purpose in a two week period, such as in your case applying for an apartment, the credit reporting agencies look at that as one inquiry. They understand that you are shopping around for the best deal. But if at the same time you are having the apartment manager pull credit, applying for car loans, credit cards, etc...that will show up as multiple hits.

You can bring you report for them, however if they require to run one themselves and you refuse, you probably wont get the apt; The inquiry is a slight different classification than say credit cards or loans. It will not hurt your score as much as they are grouped together, only the ones that are credit applications.Auto oans are the same way. Since people shop for rates there is some flexibility on the scoring model.

It all depends upon their policies. I have taken in a current credit report and had it accepted. As long as it is very newly obtained, like within days of when you apply.



Even if they insist on running it themselves, they can tell you if it is acceptable BEFORE they hit it up again. Saves both your time and theirs!

You can bring your credit report along with you but it must be the right kind of application showing your credit score or scores, depending on what type of report the landlord uses. You are right about the hits. If I were you I would take the report and give it to the landlord and be up front about it with him telling him you%26#039;d rather he not rerun your credit unless he feels certain that he will be renting to you based on the credit information you%26#039;ve furnished him. I have found that most landlords have no problem with that and in some cases appreciate that you have saved them the normal $25 that it costs them to run the credit.

Most rental agencies will accept a current credit report, if it is with about 30 days. I have yet to see an application for a rental turned down. They are rather expensive at about $25.00 per.



Most of the information a rental agency would want to see is on your credit report.



The inquiries are bad, but now they have allowed for those inquiries if they are all done around the same time.

They do not have to accept your copy of your credit reports. However, if you supply them with a copy of your credit reports (one from each of the three major credit reporting agencies) and then they choose to run their own credit check, then if they deny your application for something that they already knew about, they would probably have to return your money for the credit check fee. For example, if you have a bankruptcy on your report, and you provide a copy of your report to the apartment manager, and the apartment manager says that they still have to run their own credit check and charge you $30 for it, and they find the bankruptcy on the credit check that they run, and they refuse to rent to you because of the bankruptcy (or anything else they find on the credit report), then they probably cannot legally keep your $30. Check with an attorney in your state, because the law is different in each state.



In general, even when they choose to run their own credit check, it%26#039;s a good idea to offer your own copy. Treat a rental application like a job application. You wouldn%26#039;t show up to a job interview without a copy of your resume.



If you really want the apartment, show the manager that you are serious and bring copies of your credit reports, reference letters from previous landlords, the application fee, and a completed application form (or if they didn%26#039;t provide you with one, bring your own that you create).



Also, showing them a recent copy of your credit reports puts you at a slight advantage with any negotiating that occurs because they know that you know everything that they are going to find out about you. It%26#039;s one way to show them that you have nothing to hide.



If, on the other hand, you ask a lot of questions about the application process and credit check fees and criminal background checks, then they are likely to think that you have something to hide. In a job interview, you would never ask, %26quot;do you conduct random drug testing?%26quot; A rental situation is the same way, if you offer the credit report and they tell you they have to run their own credit check, just continue to be polite and agreeable and don%26#039;t act like you are scared of the credit check.
